During a first free 45-minute visit to the Mundelein home, the FixHome+ expert spotted a gap around the AC pipes. We know that it is an open invitation for pests. On a follow-up visit, which we scheduled before spring, we sealed the foundation gap. This was done to make sure the family's peace of mind stayed intact.

More Than Just an Initial Visit

We're FixHome+, a local, subscription-based handyman service with a home maintenance app. For those living in over 30 neighborhoods in the NW Chicago suburbs, we provide a free initial visit to assess any maintenance needs.

During one such visit in Mundelein, a routine walkthrough for some minor tasks uncovered something more critical: a potential pest entry point. This is a big part of what we do, and what we call preventive maintenance.

Open Foundation Gap

During our walkthrough, we found a hole where the AC pipes and wires poke through the foundation, just the kind of spot that invites mice and bugs inside. As spring crept up fast, leaving this gap untouched could have meant a new round of pest problems for the homeowner. Sealing around pipes isn’t something to put off; these gaps can easily turn into recurring headaches if ignored.

The Solution: Foam, Mesh, and Mortar

Step one, a week later, was clearing out debris to make room for a good seal. Roman, our handyman in Mundelein, IL, grabbed pestblock insulating foam sealant for the deep gaps, then pressed galvanized hardware cloth with 1/4-inch openings into place to block any determined rodents. After that, he used mortar mix as foundation hole filler and finished the job with a spatula, making sure the area around the pipe in the concrete wall was tightly sealed. If you’re trying to keep pests out for good, skipping any of those steps just isn’t an option.

The Results: Pest-Free and Secure

Once the mortar dried, the gap was gone, and so was the pest risk. The foundation is now sealed tight, especially around the tricky spots by the pipes and wires. With this fix, the chance of critters sneaking in dropped to zero. With the problem solved, the homeowner could rest easy knowing their home was stronger and better protected.

Long-Term Protection

Leaving a hole like that isn’t just a cosmetic issue; it risks inviting pests and weakening the home over time. Sealing gaps around pipes keeps families comfortable and homes lasting longer. In the end, a little extra effort here saves a lot of trouble down the road.
